Prior inspections may have included different warranty terms.

180-Day Coverage

Coverage begins on the inspection date and continues for 180 days for the 180-Day Warranty+, MoldSafe, and SewerGard+ plans. The 5 Year Roof Warranty is separate, and the seller policy is 120 days.

Third-Party Administered

This is a free limited warranty benefit through ISG. It is not a homeowners insurance policy. For major damage or other insurable losses, please contact your homeowners insurance company.

180-Day Warranty+

Includes limited third-party mechanical and structural repair coverage for eligible items that were confirmed to be in good working order at the time of the full home inspection.

  • Mechanical coverage may include plumbing, electrical, appliances, heating/air, pool/spa equipment, garage door openers, and sump pumps
  • Mechanical coverage aggregate maximum: $500
  • Structural coverage aggregate maximum: $2,000
  • Coverage term: 180 days from inspection or 22 days after closing, whichever comes later

180-Day MoldSafe

Includes limited third-party protection for remediation of new visible mold on permanently installed surfaces that were visually accessible at the time of inspection and not reported as an issue.

  • $300 deductible
  • Up to $2,000 aggregate
  • Coverage term: 180 days from inspection or 22 days after closing, whichever comes later

180-Day SewerGard+

Includes limited third-party protection for direct failures to exterior water supply and exterior sewer/septic waste lines due to normal wear and tear.

  • $300 deductible
  • $2,000 per occurrence
  • $4,000 aggregate
  • Extends to 12 months if a sewer scope was performed
  • Clogs are excluded

Termite Protection Plan

Includes limited third-party protection for treatment of new termite and carpenter ant infestations when there is a clear termite inspection report. The termite inspection must be ordered at the time the home inspection is requested.

  • $250 deductible
  • Covers qualifying treatment only
  • Does not include secondary damage repairs
  • Coverage term: 6 months

5 Year Roof Warranty

Includes limited third-party protection for qualifying future roof leak repairs, subject to inspection conditions, exclusions, and claim approval.

  • For qualifying leak repairs only
  • Does not include full roof replacement
  • Valid on qualifying roofs under policy terms

120-Day Warranty for Sellers

For pre-listing inspections only. This limited third-party mechanical and structural repair warranty is available for seller-side protection on eligible items confirmed to be in working order at the time of inspection. This benefit does not apply to a buyers home inspection.

  • Structural coverage aggregate maximum: $2,000

Claims Must Be Timely

Claims must be submitted before the applicable policy expires, and all required supporting documentation must be included for review.

What Buyers Should Understand

  • These warranty benefits do not replace repairs, maintenance, or specialist evaluations recommended in your inspection report
  • Not every issue found after move-in will be covered
  • Coverage depends on the actual policy terms and the claim facts
  • Claims are handled by the third-party provider, not by Vital Home Inspections

Important Limitations & Exclusions

  • SewerGard+: clogs, shared lines, and consequential damages are excluded
  • MoldSafe: covers remediation of new visible mold only, not replacement of damaged components
  • 180-Day Warranty+: does not cover maintenance issues, water damage, cosmetic repairs, plumbing stoppages, well/septic systems, or code upgrades
  • Termite Protection Plan: covers qualifying treatment only, not hidden damage, bait systems, hotel/storage costs, or damage repairs

How to Submit a Claim

All claims must be submitted through ISG’s customer claims portal before the expiration of the policy. Claims are not accepted by phone alone.

Step-by-Step Claim Process

  1. Go to www.SubmitYourClaim.net.
  2. Create your online account.
  3. Log in and click “New Claim”.
  4. Submit all required information and supporting documents.
  5. Upload a copy of your full inspection report.

Important: ISG reserves the right to review the diagnosis, request additional estimates or documentation, and choose the acceptable estimate in its sole discretion for coverage.

What You Must Submit

  • A copy of your full home inspection report or termite report, depending on the plan
  • An itemized repair or treatment estimate
  • A breakdown of parts/labor or treatment details
  • A written diagnosis and cause of failure, where applicable
  • The licensed contractor’s or pest operator’s contact information

  • ISG may request up to two additional estimates or more documentation
  • Claims are processed after all required information is submitted
  • Please allow up to 3 business days to process your request
